KKR acquires £230M UK student housing portfolio

KKR, alongside Inhabeo, has acquired a £230 million student housing portfolio from Curlew Student Trust II, which was backed by clients of CBRE Investment Management. The portfolio spans seven purpose-built student accommodation (PBSA) assets totaling 2,179 beds across key UK university cities.

Developed between 2020 and 2022, the properties consist mainly of en-suite units in prime locations with strong amenities. Demand has been robust, with around 80% of tenants being undergraduates and more than half domestic students—reflecting a growing appetite for affordable, high-quality accommodation as UK universities experience record enrollment.

Inhabeo, KKR Real Estate’s European living sector platform, will manage the assets. The deal expands KKR’s Core+ European real estate strategy, building on prior student housing investments in Warwick, Bristol, and Copenhagen. With this acquisition, Inhabeo’s portfolio now exceeds £800 million.
